As an A-1 licensed contractor, Daniel has the ability to pull permits for all commercial builds in Colorado Springs and surrounding areas. Let us know about your project to see if we are the right fit for you.
The Planning stage includes: purchasing land, if you haven't already done so; working with a drafter/architect to produce your plans; obtaining a soils report on the land, where you intend to build; getting your plans engineered; and having a mechanical plan and foundation design drawn.
Of course this stage also includes the fun of working with a designer, or choosing your own finishes. There are soft costs associated with this stage, and the planning phase can take anywhere from
6-12+ weeks.
*If you plan to self-fund your building project, Ox Construction, LLC requires a permanent loan pre-approval letter from a reputable lender. If you don't have a lender yet, Ox Construction, LLC works with a fantastic local lender that we can connect you with.
Once all your plans are finalized, we will send your plans out to our subcontractors and suppliers to get real cost estimates to complete your home build. We like to eliminate surprise charges as much as possible, which is why we have each of our subcontractors and suppliers give us their individual estimates. This keeps the Estimate as close to actual cost as possible. Once we have secured all necessary estimates, we compile them into one overall Estimate from Ox Construction, LLC. We are happy to share any of the individual estimates from our subcontractors and suppliers with you, so you can see what you are getting for each individual item. Ox Construction, LLC charges 15% of the Construction Total to build each home. Once our Estimate is complete we will send it to you for your review, and set up a time to discuss if it meets your budget needs.
If you approve of the estimate and have been able to secure the necessary funding for your build, we will draw up a contract, get signatures, and be on our way to starting your new home build!
Before we can break ground, we will make sure all necessary permits have been obtained so we can get the job done right.
Once the permit stage is complete we'll break ground! Ox Construction, LLC asks for one year from the pulling of the permit to complete your home build, but the average completion time frame for each of the homes we have built is 6-9 months, depending on the details of each build and the time of year in which they are started.
We'll stay in close contact throughout the building process; and when it is complete, you will be able to move in to your beautiful custom home! Ox Construction, LLC gives a one year warranty from the date of obtaining your Certificate of Occupancy for workmanship, and all materials will be subject to the manufacturers' warranties. We want to ensure that you feel great about your new home; and to put your mind at ease that, if there are any defects in workmanship, we will come back to fix them for you!
